Contracting is a business model in which an external service provider, known as the "contractor," takes responsibility for the investment, maintenance, and operation of a technical building system. This model is often used in energy supply, such as heating, ventilation, and air conditioning systems. The contractor covers the costs of installation and maintenance while providing cost control and performance guarantees to the user. This business model enables companies, municipalities, and even private individuals to carry out energy-efficient upgrades through a professional provider without making their own capital investments. In addition to energy-saving contracting, there are also energy supply contracting, operational management contracting, and financing contracting.
For non-residential buildings, contracting is particularly attractive because it allows the use of modern and efficient technologies without requiring significant upfront investments. At the same time, building owners and asset managers contribute to improving building energy efficiency and reducing CO2 emissions through this strategy. In Germany, there were a total of 440 contracting providers in 2023, according to the Federal Office for Economic Affairs and Export Control (BAFA). Since 2021, the "Federal Funding for Energy Consulting for Non-Residential Buildings, Facilities, and Systems" program has supported orientation consulting for contracting.
