Facility management

Facility management comprises the management, operation and maintenance of buildings, facilities or even real estate complexes. In German, the term "Liegenschaftsverwaltung" is also sometimes used. Facility management is responsible for efficiently operating the premises to be managed so that the space can be used as optimally as possible. The tasks of the operating teams include, for example, the automation and technology of a building, security measures, space planning, the management of service providers and contracts, or energy management. Predictive maintenance is also becoming increasingly important for facility managers. As a technical tool to follow up on alarms, for example, operating teams often only have a building control system at their disposal. While malfunctions can usually be corrected in this way, the actual cause of the malfunction often remains undetected. In addition, faults in the building control system that increase energy consumption but do not trigger an alarm are also not detected. A proactive mode of operation supports the work of facility management considerably and can lead to a significant reduction in energy consumption. This is shown, for example, by aedifion's case study of the Kaiser Hof in Cologne.
