  1. Buildings that already have open communication interfaces and can be digitally optimized using a simple plug-and-play approach.
  2. Buildings that require additional hardware, whose technical equipment requires coordination with the manufacturer due to closed systems, or which require digital retrofitting due to obsolescence.

Step 2: Action Plan and Individual Retrofit

Based on the portfolio analysis, an individual roadmap can be developed to upgrade or retrofit each building according to its needs: 

  • In buildings that already have digital communication interfaces, software solutions for digital operational optimization can be easily connected directly to collect data from IoT devices or automation systems and structure it in a cloud platform.
  • Buildings with non-IP-enabled systems can be retrofitted with additional hardware, such as smart meters and/or gateways, if required.
  • Some buildings may meet the above technical requirements, but due to closed communication systems (so-called "island solutions"), they may require individual coordination with the automation system manufacturer in order to gain data access.
  • If a building only has analogue interfaces or no longer meets current standards, it is usually necessary to completely replace the analogue system with a digital automation system. Simple retrofits, such as the installation of wireless sensors to monitor temperature and air quality, or the installation of controllers, e.g. on heating and cooling distribution systems, provide a temporary solution. 

Step 3: Digital Operational Optimization

Once all retrofit measures have been successfully implemented, you can start with the optimization of individual assets during ongoing operations.
